According to regulation 8(1)(h)(i) of the Building (Administration) Regulations (B(A)R), it is one of the prescribed requirements for the Authorized Persons (APs) to submit a diagrammatic plan, with full dimensions and calculations, showing the height, site coverage (SC), plot ratio (PR) and disposition of the building in accordance with regulations 19, 20 and 21 of the Building (Planning) Regulations.  Factual site areas and dimensions under the title of the owner are thus essential information which should be clearly stated by the APs.


According to the updated Appendix A1 to the Practice Note for Authorized Persons, Registered Structural Engineers and Registered Geotechnical Engineers (PNAP) ADV-33 on Essential Information in Plan Submissions, APs are advised to substantiate the claimed site areas by an updated Land Survey Plan (LSP) prepared by an Authorized Land Surveyor (ALS) together with their submissions of the first general building plan (GBP) or building amendment plans including changes in site area.


This talk can be seen as the “second part” (下集) of the “Site Area and Land Boundary in Building Plan Submission” CPD which was also conducted by the Land Surveying Division in 2014. The speakers will cover and discuss the latest key matters in relation to the LSP submission that were concluded during the Working Group on Site Area Determination for Building Development convened by the Buildings Department in 2016.
